- Responsible for the supervision of the operation of a region assigned, that consists of multiple property portfolios, including their own portfolio within the region
- Leadership, oversight, support and successful team member development of multiple Regional Real Estate Managers, Assistant Regional Real Estate Managers, and other corporate team members supporting regional operations and the contemporaneous direct management of the portfolio of properties
- Indirect responsibility for the success of every property within the region; fiscal oversight including income maximization and expense control, preparation and execution of marketing plans, budgets and monthly financial analyses, and operation of investment properties to meet our clients’ real estate investment goals
- Ongoing successful communication with existing and potential clients, and must be able to facilitate change management
- Build market presence through business development outreach to prospective clients, real estate brokers and others in the community
- Analyze properties as investments and as management candidates as appropriate, collaborating with marketing and other associates to complete proposals, prepare budgets, complete inspections, due-diligence assignments, management agreement negotiation and property onboarding
- Lead, mentor and take managerial responsibility for one or more Regional Real Estate Managers, Assistant Regional Real Estate Managers and Property Administrators
- Build dynamic teams; create an environment in which team members want to achieve their best
- Recruit diligently and thoughtfully with a focus on attracting high quality people
- Review performance, manage sensitive and difficult personnel situations and conversations, demonstrate fair and consistent behavior
- Produce and analyze financial reports monthly and report in writing to each client assuring that their particular concerns, stated and implied, are addressed
- Be responsible for the overall financial performance of the properties in his/her management portfolio
- Operate each property to its highest and fullest potential, in accordance with the goals and objectives of each client and the Company, to maximize its financial potential
- This includes but is not limited to strengthening occupancy levels and rental rates, income maximization and expense control
- Supervise site staff for properties within portfolio
- Work closely with Human Resources team to interview, hire, coach, counsel and generally develop and maintain staff necessary for successful operation of portfolio
- Provide guidance and direction to assist team members in their pursuit of professional goals consistent with the Company’s goals
- Prepare and implement marketing and management plans for each property within parameters consistent with the clients’ goals
- Create and oversee the administration of the placing of advertising of communities within the assigned portfolio, property Internet sites and other media opportunities
- Support the overall marketing efforts and offer input and suggestions in regards to promotions, advertisements, etc.
JOB QUALIFICATIONS
- Active CA Real Estate License required
- 3rd Party Property Management experience
- 10 years property management experience
- Minimum of five years Regional Manager experience in conventional multi-family, long term rentals, including staff hiring, training and supervision
- Knowledge of local and state landlord/tenant law and legislative activity impacting property management in California
- Must live in geographic area
- Experience managing a portfolio; eight or more separate properties
- CPM designation highly desired
- Experience with core Property Management Systems (i.e., Entrata OneSite, Yardi, AppFolio)
- Excellent written and verbal communication skills
- Strong Financial Acumen
- Availability of reliable transportation, a valid driver license and automobile insurance are a must as travel to properties and meetings will be required
