Construction Project Manager - Residential

Sequence, the nation's leading firm for niche construction related personnel, has been exclusively retained and is currently seeking a Project Manager for one of Michigan's most respected construction and development organizations. The organization focuses on high profile residential ground up and remodel projects in the northern state area.

This is a key hybrid role within the organization, taking on responsibilities of a Project Manager for construction activities as well as client interactions. They build some of these most unique residential projects in the mid-west.

These are primarily confidential private construction efforts for high wealth/high-end clientele funded undertakings.

We are specifically seeking a proven construction professional with strong work ethic, who is highly motivated and organized, tenacious, and results oriented. Someone with excellent problem solving and communication skills and a deep knowledge of construction methods and means, plans, and specifications.

General duties:

  • Time in the office and field managing a diverse set of projects.
  • Use of project management and other team integration software.
  • Planning and scheduling: Coordination of multiple concurrent and future projects and activities.
  • Management and allocation of internasal trade personnel, teams, resources, 3rd party subs and vendors.
  • Partnering with design teams and consultants for project pre-planning and planning, including some permitting interaction.
  • Development of a responsibility matrix for each project.
  • Review and administration of contracts.
  • Monitoring project quality and performance.
  • Managing and monitoring safety across all projects.
  • Daily logs for all projects, working closely with field personnel to gather data.
  • Handling and processing of change orders, submittals, transmittals, RFI’s, etc.
  • Handling, processing, and tracking of work requests for ongoing projects, large and small, at occupied properties. This work includes clarification of task details, generation of work orders, scheduling and overseeing labor or subcontractors to execute the work.
  • Some due diligence for new acquisitions, including property research, RE paperwork and contracts, processing of escrow, etc.
  • Cost tracking and cost control.
  • Development of capital improvement/maintenance plans for any properties to be held long term.
  • Weekly, monthly, and quarterly reporting.

Qualifications:

  • Ability to manage multiple projects at once with no decline in quality control.
  • Excellent verbal and written communication skills.
  • At least 3 to 5+ years' experience in new construction in a supervisory capacity.
  • Experience with ground up as well as residential remodeling projects is preferred.
  • Working knowledge of green building practices highly desired.
  • Bachelor's Degree in Construction Management, Engineering, or related field a plus
