Construction Project Manager - Commercial (Self Storage)

Sequence, the nation's leading firm for niche construction related personnel, has been exclusively retained and is currently seeking a Construction Project Manager for one of Georgia's most respected construction and development organizations. Beyond high-end commercial construction activities, the organization has developed an extensive portfolio of storage and self-storage facilities nationwide.

This is a key role within the organization self-storage group, taking on responsibilities of Project Management for construction activities as well as engaging in preconstruction related efforts. The organization builds some of the nation's most unique self-storage structures within a wide variety of geographic markets.

These are primarily in-house, self-acquired, self-developed, and self-funded efforts.

We are seeking a proven construction professional with a strong work ethic, who is highly motivated, organized, tenacious, and results-oriented. Someone with excellent problem-solving and communication skills and a deep knowledge of construction methods and means, plans, and specifications. Ideally, this would be an entrepreneurial-minded individual excited about helping build and expand the operation and the company's growth.

General duties:

  • Coordinate estimating, scheduling, purchasing, accounting functions, and operations as they relate to the progress and completion of the projects.
  • Prepare and monitor schedules on an ongoing basis to ensure that all construction projects are completed on time and within the projected budget.
  • Ensure contractors, consultants, and vendors are on critical paths to ensure completion.
  • Identify conflicts in construction progress and communicate them for resolution.
  • Issue notices of non-compliance to vendors regarding the quality of work or scheduling.
  • Assist in identifying potential contractors and securing bids for potential projects.
  • Review and qualify bids and level against other bids; assist in budgeting, bidding, and awarding of contracts.
  • Manage the design team (Architects, Engineers, & other consultants) in the production of applicable Construction Documents.
  • Engage and manage vendors as needed, beyond General Contractor scope (e.g., Geotech, Environmental, Special Inspectors, Signage, etc.).
  • Ensure all construction projects comply with current building codes or other legal or regulatory requirements.
  • Perform quality control, review progress reports/pictures, and schedule periodic site visits of the work being performed.
  • Communicate with the project team regarding RFIs, and material submittals.
  • Ensure all changes to specifications, work scope, and drawings are well documented.
  • Ensure that contractors fully execute and comply with the contracted scope of work.
  • Identify conflicts in construction progress and communicate them for resolution. Preside over contractor meetings to evaluate progress on all projects.
  • Review invoices and contractor pay applications for accuracy and ensure they are sent on a timely basis.

Qualifications:

  • Ability to manage multiple projects at once with no decline in quality control.
  • Excellent verbal and written communication skills.
  • At least 3 to 5+ years' experience in new construction in a supervisory capacity.
  • Experience with ground-up, as well as remodeling projects, is preferred.
  • Working knowledge of green building practices is highly desired.
  • Bachelor's Degree in Construction Management, Engineering, or related field a plus

The position requires prior construction experience (ideally with commercial construction - some exposure to self-storage related projects would be a plus to consideration). The right fit would be someone with a passion for construction, development, and real estate, with a strong work ethic, who is highly motivated, organized, tenacious, and results oriented.

The position is slated to be based here in company offices in Northern Atlanta - an opportunity to get away from the congestion and aggravations of hectic city life a bit further south.

Some travel is required to fulfill job-related responsibilities. At the beginning of tenure, the Project Manager is expected to visit each project job site and familiarize themselves with each site's particulars. After that, the anticipated travel would be required to check in or address any crisis activities depending upon the current workload (perhaps once a month).
