Construction Project Manager / Estimator – Site Work
Sequence has been exclusively retained and is currently seeking a Project Manager with Estimating abilities for one of the national niche residential site development companies.
This is a hybrid role, with emphasis on Project Management, charged with managing site development efforts for underground and site infrastructure. While the role requires knowledge of estimating and development, it is chiefly charged with management of subcontractors with primary duties and responsibilities revolving around the development of site planning approach, solicitation of estimates, selection of contractors, and then oversight on project efforts.
Our client is developing sites thought the Northwest Pacific Region (Oregon, Washington, Idaho, and California).
We are specifically seeking a proven construction professional with strong work ethic, who is highly motivated and organized, tenacious, and results oriented. Someone with excellent problem solving and communication skills and a deep knowledge of construction methods and means, plans, and specifications related to site and infrastructure for preparation of residential and commercial construction.
General duties:
- Time in the field and office (20% field / 80% office) managing a diverse set of projects.
- Use of project management and other team integration software.
- Estimating: Includes quantity surveying, estimation for self-performed work, solicitation of bids from subcontractors and vendors, general research, and data collation.
- Planning and scheduling: Coordination of multiple concurrent and future projects and activities. Typically 3 to 4 projects in the works or in some stage of active construction at any given time.
- Management and allocation of teams, resources, 3rd party subs and vendors.
- Development of a responsibility matrix for each project.
- Monitoring project quality and performance.
- Managing and monitoring safety across all projects.
- Daily logs for all projects, working closely with field personnel to gather data.
- Handling and processing of change orders, submittals, transmittals, RFI’s, etc.
- Handling, processing, and tracking of work requests for ongoing projects, large and small, at occupied properties. This work includes clarification of task details, generation of work orders, scheduling and overseeing labor or subcontractors to execute the work.
- Some due diligence for client site acquisitions, including property research, RE paperwork and contracts, processing of escrow, etc.
- Cost tracking and cost control.
- Weekly, monthly, and quarterly reporting.
- Ability to manage multiple projects at once with no decline in quality control.
- Familiarity with both general digital tools, and digital construction management tools.
- Excellent verbal and written communication skills.
- At least 5+ years' experience in construction site work in a supervisory capacity.
- Bachelor's Degree in Construction Management, Engineering, or related field a plus but not required
- Bilingual a plus.
